You are looking at an early preview of ARKit RoomPlan SDK coming to your iOS devices in September 2022. It's one of the AR techs that Apple has announced at WWDC22.

The RoomPlan SDK uses a LiDAR sensor built into your iPhone/iPad to create a 3D floor plan of a room. You can export the file as USDZ (Pixar's Universal Scene Description standard) which can be converted/imported into the other software like Blender, AdobeProjectAero, AutoDeskMaya, etc.

What's the big deal? It has become easier than ever to create an app that utilizes room scanning features. For example, a furniture company can roll out its own 3D room planner app with a smaller investment and without having to reinvent the wheel.
